Listing & Listing Management
I list your property across the relevant platforms and networks used on the island, and I don't stop there. I actively manage the listing over time — monitoring performance, checking analytics on views and engagement, adjusting photos or descriptions when needed, and keeping you informed on how the market is responding.
Marketing to Buyers
Beyond the standard listing channels, I reach out directly to my network of buyers, including international buyers actively searching for property in Aruba, to make sure your listing gets in front of people genuinely positioned to make an offer.
Responding to Buyer Inquiries
Every inquiry gets a timely, professional response — qualifying genuine interest from casual browsing, and making sure no serious buyer falls through the cracks.
Hosting Viewings
I personally host private viewings, presenting your property's story and strengths to prospective buyers, and gathering feedback that helps refine the approach if needed.
Open Houses & Broker Opens
When appropriate, I organize and host open houses for buyers and broker open events for other agents on the island, widening exposure to both the public and the broader agent network.
Presenting & Evaluating Offers
When offers come in, I present them to you clearly — walking through the terms, the buyer's position, and my honest read on whether it's a strong offer or a starting point for negotiation.
Negotiation
I negotiate on your behalf, working to get you the best possible terms — not just on price, but on conditions, timelines, and contingencies that affect the real outcome of the sale.
Contract Drafting
I handle the drafting of the purchase agreement and ensure the transaction complies with Aruba's real estate and legal requirements, so nothing is overlooked that could cause issues later.
Compliance
As a licensed broker in Aruba, I'm legally designated as a gatekeeper under the country's Anti-Money Laundering and Anti-Terrorist Financing State Ordinance — meaning I carry direct responsibility for ensuring every transaction meets these compliance requirements. To make sure this is handled with the highest level of accuracy, I work with a specialized compliance partner to manage the due diligence process, while I remain fully responsible for overseeing that every requirement is properly met.
File Handling Through Closing
From signed agreement to final transfer, I manage the paperwork, coordinate with notaries and relevant parties, and keep the file moving so closing happens smoothly and on schedule.
Aftercare
My involvement doesn't end at closing. I follow up to make sure the transition went smoothly, and I remain a resource for you long after the sale — whether that's a question down the line or simply staying in touch.
