Why Choosing the Right Real Estate Agent/Broker Matters More Than You Think


I know your property is often times your most — or one of your most — valuable assets. So deciding who you will work with to list and sell it, certainly matters. Just pick out a big time franchise and Bob's your uncle. What a no-brainer, right?


Here on Aruba, the broker-client professional relationship matters even more than in many other markets. And after years of helping sellers navigate our unique island real estate landscape, I want to share why — and clear up some common misconceptions along the way.


The Aruba Reality: Why Your Choice of Broker Is Critical


1. Homes Simply Take Longer to Sell Here


Let's be honest with each other. Properties tend to linger longer on the Aruba market than elsewhere. This isn't a reflection on your home's quality — it's simply our market reality. Buyers often come from overseas, decision cycles are longer, and financing can be more complex. You need a broker who understands this rhythm and won't panic when a few weeks pass without an offer.


2. No MLS Means Your Broker Has to Work Harder


Unlike the United States or Canada, Aruba does not have a Multiple Listing Service (MLS) that automatically shares your listing across hundreds of brokerages. This means realtors have to work harder to keep themselves in the loop on what's happening with all listings — including yours. Your broker cannot simply "input your home into the system" and hope for the best. They must actively, manually maintain awareness of market activity.


3. The Big Misconception: International Portals


Here is where I see the most confusion — and where some brokers may mislead you.


Many sellers are understandably concerned about reach. You want to cast a wide net. And here's what people often assume: the big franchise names have more access to international portals.


That is a big, fat lie!


The truth of the matter is that international markets are heavily regulated. We do not have access to post freely on syndicated websites in the same way brokers in those home countries do. Whether you list with a global franchise or a local boutique like mine, we often use the exact same avenues to reach international buyers.


No one has a secret backdoor. No one has an exclusive partnership that you can't access elsewhere.


So What Actually Makes the Difference?


If we all have the same tools and portals, what separates a good outcome from a frustrating one?


Knowing that a tool exists is not the same as knowing how to use it to win. The difference isn’t the portals—it's the knowledge and know-how. The judgment, gathering of data and interpretation, the negotiation strategy, the speed of action, and the network of human relationships behind them.


Big franchises might look like they have more avenues, but that is all surface level. Behind the curtain, it's the same playing field.


My Honest Advice: Think Boutique


Maybe big franchises look impressive from the outside. But ask yourself: will the agent assigned to you or the broker have time for you?


Choose someone who is dedicated and doesn't have a million listings to juggle. Boutique services like mine exist for this exact reason — we cannot possibly give the same level of attention to each client if we have too many.


When an agent carries 30, 40, or 50 listings simultaneously, your property becomes a number. I choose to work differently. Fewer listings. More attention. Better outcomes.


Final Thoughts


Selling your property on Aruba deserves serious thought about who stands beside you in the process. You may be dazzled by franchise names. You may assume bigger equals better reach. However, the playing field is far more level than many realize.


Instead, ask potential agents or brokers:


  • How many active listings do you currently have?

  • How do you manually promote listings beyond the basic portals?

  • How often will you communicate with me?

  • What is your specific strategy for Aruba's unique, non-MLS market?
